Things to know
Check-in is at 4:00 PM. Because this is a gated, secured property, check-in is coordinated personally with your host, Michael. Contact him before your trip to arrange your arrival and receive detailed instructions. Please plan to arrive before 9:00 PM. Late check-in after 9 PM is available with advance notice (a fee may apply).
Check-out is at 10:00 AM. Before you head out, please take care of the basics: wash and put away any dishes you used, gather used towels in a pile, take trash out to the bins, remove perishable food, and turn off all lights, electronics, and appliances. Close and lock all windows and doors, and return your key to Michael or to the lockbox. Late check-out is available on request (fee may apply), and we can securely stow your luggage if you need a few extra hours before your pickup.
Lost keys are charged at $25 per key.
- Early check-in (1:00 PM – 4:00 PM): $50 flat fee, subject to availability.
- Check-in before 1:00 PM: Requires booking the previous night at a discounted rate.
- Late check-out: Available on request; fee may apply based on timing and availability.
This is a historic home in a quiet residential neighborhood, and we ask that you treat it with care.
- No smoking anywhere on the property.
- No parties, events, or gatherings of any kind. Violations result in immediate termination of your stay with no refund.
- No unregistered guests. Everyone staying at the cottage must be listed on the reservation.
- Quiet hours are 11:00 PM to 8:00 AM. Our neighbors will thank you.
- Report any damages before you check out so we can address them fairly.
The primary guest must be at least 25 years old to book.
One vehicle can park off-street on the premises at no charge, a rare perk for a New Orleans vacation rental. Additional vehicles park on the street; there is generally ample availability in this residential area.
Pets
Pets are welcome with pre-approval. Let us know about your pet when you book so we can make sure everything is ready for them. We are proud to be a pet-friendly vacation rental in a city where that is harder to find than you would think.

I had an absolutely perfect stay at Bywater Cottages. First of all the location is unbelievable- a short jaunt over to the French Quarter, but here in the Bywater you are experiencing a really authentic beautiful New Orleans neighborhood.
The space was clean, organized, and fully prepared for our stay. Both the owner and his concierge were extremely helpful- even helping rearrange transportation for me when my flight was 4 hours delayed!
Highly recommend staying here for your next New Orleans adventure.
This was a fantastic experience. The cottage is spacious and decorated in a warm, cozy manner. The rooms were clean and tidy. The kitchen ihas all the utensils and etc. one needs in a short-term rental. In the courtyard is a fire pit surrounded by Adirondack chairs. We lit a fire and enjoyed a brisk winter evening outdoors during one of our three nights.
The proprietor Michael checked in with us daily to confirm our satisfaction and to recommend events and restaurants. Amazingly, a James Beard-awarded restaurant is only steps from the Cottage. Bicycles are also available for guest use free of charge. We spent a couple hours touring the Bywater and French Quarter on two wheels. This is a great way to explore.
Really I can’t recommend the Bywater Cottages highly enough. For one night or one week, this is the perfect place to call home in NOLA.
I stayed here for a week while my wife and I were visiting for a work trip. Absolutely lovely neighborhood- safe & artistic, unbelievable architecture. Walking distance to a gorgeous park on the Mississippi River. The host was super accommodating and made awesome recommendations as well. Thanks again for the awesome visit to the Bywater!
We had a fantastic stay! Wish we were in town longer. The location is perfect, right in the heart of everything. This historic home is beautifully maintained, and the private oasis in the yard was great. Highly recommend for anyone looking for charm and convenience.
Thank you Michael for such a great stay. The house is large, private and in the best neighborhood. Micheal let me park my car in the drive behind locked gates, so I never had to worry about finding street parking. The yard is MASSIVE and great for eating out or just hanging. Host Mike is great and very attentive to our needs. He met us at the cottage showed us around and made sure we were comfortable and settled in his beautiful place.. He also put us in contact with Jason Grant who picked us up and took us back to MSY airport. I highly recommend the Bay Water cottages to anyone who need a central located place close Frenchmen Street, Canal street etc. When I return to Nola I will certainly return to this beautiful cottage, home away from home!

This place is an absolute gem of a find. The house is wonderful, the yard is *unbelievable*, the neighborhood and access are superb. And we were able to park two of our cars off-street, inside the gate!
